THE STORY OF HOPE DESIGN STUDIO
There are not many decisions made in life that involve significant levels of expenditure. Building or extending a home is one of those and should be considered and thought out before making that final decision. Designing a building or extension is not always about the final result. Sometimes it can be the route to not making a bad decision. You can have great ideas about the space you want but it may not always work out. The good thing here is our advice can help guide you to reach the right decision.
Our advice is free but even if you spend a little with us it can save you a great deal more. Everything is achievable but always at a cost. Our goal is to ensure your design meets your budget or advise that your ideas may be on a grander scale than the bank would like!
SERVICES
Every project is different. There is no one size fits all.
Your project may be permitted development or it may require full planning permission. It could be small works and can be completed under a building notice, or it could be more complicated and require a full plans building control submission.
Our job is to select the right approach through the red tape & provide you with clear understandable drawings that are acceptable to the lcoal authority for submission.
PLANNING DRAWINGS
Planning drawings start with a survey. Only when the existing layout is clearly drawn out can we begin to transform your existing space into that something special you are looking for. These designs go on to form the required drawings suitable for the respective planning application. Planning drawings address the concerns councils have for design standards. With careful consideration of planning policies and the environment the design sits within, our aim is to meet their needs & exceed yours.
As part of this service we also undertake the application process, selecting & completing the correct application type from the multitude of applications offered on the planning portal.
BUILDING CONTROL DRAWINGS
To ensure your project complies with the current standards some form of building control consent may be required.
Building control drawings deal with the way a building is built, how it is insulated, how it is made water tight, how it is supported structurally amoung many other factors.
There are two types of application, a building notice which covers many small residential extensions and full plans submission which address's all other projects. The project size will determine the most suitable approach to take & we will provide guideance in this regard.
3D VISUALS
All our work is undertaken in 3D. We understand that technical drawings can be just that! Our designs will incorporate furniture layouts to offer you the greatest understanding of how your space may look when complete. Developing a digital 3D model is by far the most cost effective way to determine what works best. You might like to see a 3D cut away or even a walkthrough, whatever view you need we can provide it.
STRUCTURAL CONSULTATION
We are partnered with several chartered structrual engineers & work closely with them to ensure our designs bring the right balance of sound support with minimal structural impact.
